The Palace Royale Apartments were built in 1969 as a swanky residential complex. This was before the explosive boom in the condo market. It was later converted to condominiums in 1981.
Palace Royale is located at 629 Royal Avenue SW in the community of Upper Mount Royal. This is unique since there are very few condos approved for this historical community, located in the City Centre District. The location is ideal for anyone working downtown. It is very close to the Communities of Mission and Cliffe Bungalow and is one of my favorite parts of the old city. That’s probably because I grew up in the area and went to school right next door! It is also very close to all the shops along 4th Street, and also along 17th Avenue.
There are only 26 units in the Palace Royale. The outstanding feature of the building is its sizable balconies. Most of the balconies are wrap-around. Amenities are limited to bike racks, an elevator, assigned storage lockers (in secured areas), assigned cupboards in the laundry rooms, and garbage chute. There is also men’s and women’s saunas which at time of writing have been decommissioned, as is quite common in most similar buildings.
Pets are limited to a cat or small dog. Small dogs are defined as “under 12″” and are subject to board approval, which is not unreasonably withheld. Parking is on the main floor, behind the elevators basically, and there are three additional stalls outside.
The front doors of the Palace Royale are electronically controlled and the lobby is quite grand when compared to buildings of similar age and location.
